For over a quarter of a century, local husband and wife business
partners, Clyde and Pat Sare, owners of Acorn Properties, have been leaders
in the Mini-Storage Industry in Bartlesville, while simultaneously
developing other projects in several Missouri and Oklahoma locations. Their
accomplishments, however, do not stop there.
Industry Innovators
Always industry innovators, Clyde and Pat introduced the first
computerized management and access control system to the national
mini-storage market in 1982, which, along with their innovative building
designs, resulted in Acorn Properties’ recognition by national trade
publications. Acorn has a history of creatively re-using and refurbishing
existing building fabric wherever possible, enhancing our community and, yet
again, catching the first wave of what is a growing development pattern
throughout the U.S.


USA SIPS: Acorn Brings Manufacturing Plant to Bartlesvile
In April of 2002, Clyde and Pat Sare acquired a Structural Insulated
Panel Systems (SIPS) Manufacturing Company, USA SIPS, and moved it to
Bartlesville from St. Louis, Missouri. Obviously, you may be asking
yourself, "What are SIPS?" SIPS are a unique alternative to stick-building,
as seen on television in recent episodes of Bob Villa’s HGTV television
show, that allow for the extremely fast construction of highly energy
efficient homes and commercial buildings. While SIPS are used extensively
throughout other areas of the U.S., they have not, to date, been widely used
in Oklahoma, a deficit which Clyde and Pat are fast remedying as they
aggressively market the product throughout the state and the country.

SIPS are truly a complete and environmentally friendly building package
approved by the International Building Codes Association. They are sheathed,
contain a continuous mass of high density foam that nearly eliminates air
movement and heat loss, framed, and ready for wiring when they leave the
Bartlesville plant. SIPS are labor saving, energy saving (reducing energy
bills by 55-60%), cost effective, safer than stick building in the
case of fire, and stronger, in the case of natural disasters from hurricane
force winds to earthquakes, than other building systems. The panels can be
factory cut to exact design dimensions, including window and door openings
and are manufactured with "chases" in the foam core that act like conduits
to carry wiring.
Acorn Develops a New Site Using USA SIPS
Believe it or not, you have probably already seen a SIPS building right
here in Bartlesville. Acorn broke ground on their new site at 6451 Nowata
Rd., in 2003.
The equestrian inspired complex, designed by Crystal Sare, is
fronted with a suite of offices and climate controlled storage built out of
SIPS. The new facility contains 200 units in addition to Acorn’s 850
existing units. The site is slated for an expansion of up to 400 additional
units.
